Next month is going to be jammed in London with the Queen’s Platinum Jubilee the first week of June and Trooping the color for the Queen’s official birthday celebration on June 2.
The city will be thronged the week after the national holiday as well.
Probably need to compromise on accommodations.
London is pretty big. I'd be willing to stay further out for a decent size room. We have some office work to do while we're there. I'd like to have a decent size space.
A friend of mine was planning for London several weeks back for the week AFTER the Jubilee and accommodation availability was already quite thin. You might go to Trivago and Booking.com and filter for apartments. That precludes getting breakfast served but it should give you more space
If you post your dates of needing a room along with the daily budget, more people can help you out.
We.really liked the Hampton Inn Waterloo one block from.the station and great breakfast. This was two years ago just before Covid. Am not sure of triple rooms but it was nice and a good price.
Have you considered VRBO? It would provide the space you are asking for. I’m sure you are aware that you have left this quite late. You are likely going to need to compromise on something.
Carol, we don't do VRBO or AirBNB anymore. Not worth the hassle or the money. We like to stay at bonafide hotels.

It will be pricy in June, and a regular hotel room ( not a suite) will be crowded for three people. I suggest you look at serviced apartments in a dedicated building (apartment hotel).
Looking at random dates in early June, I see the Hampton Inn mentioned above (Waterloo location) offers a triple room for £280 a night, with breakfast. That is the advance payment, no cancellation price. Flexible is £24 more.
For comparison, the Marlin apartments at Waterloo offer studio apartments for 3 with kitchenette for £259 on a flexible rate (can be canceled). Or the Marlin apartments Queen Street location, near St. Paul’s, has one bedroom apartments with living area (sofa bed), full kitchen, and separate bedroom with queen bed for £278 per night, again a flexible rate. This would give you plenty of space for working, and a bit of privacy, plus a kitchen to prepare your own breakfast and other meals as you like.
This may sound silly or impractical but we wanted to fly in June because the airfares were cheaper. We wanted to stay a few days in London and then travel to Wales or Shropshire or Oslo for a week and return for another week in London. I lived there many years ago and I don't know what areas improved or which got worse. How's Paddington, Earl's Court or Kings Cross these days? Not impressed with Tower Hamlets. I like the village feel- with some high street restaurants and pubs that aren't crazy noisy. I'm prepared to spend about $300 per night, with breakfast and a mini fridge. Where are the dodgy places to avoid? We would like to see some old friends, centrally, but we also considering a night or 2 out by Kew Gardens or finding a hotel near Highgate Cemetery.which we'd like to visit again, as long as we're with close to a tube or bus, we're good. And we like Barnes.
Does that help? We're willing to try other village-tpe places, but not Camden. Maybe some places on the river? I can't remember, but I think I had a good stay in Swiss Cottage once, but that was years ago, so maybe it was somewhere nearby.

Sorry I can’t help with hotels, as I usually use Premier Inns or a VRBO/Trip Advisor rental (not Airbnb) - never had any hassle.
As you know, room sizes in London are small. I did a dummy booking on 2 different random dates on Booking.com for a triple room with breakfast and it was coming up with 88-95% of rooms taken, so you are going to be limited with choice booking so close to your travel date. Prices have rocketed here and your budget isn’t that high for London in June (unless you booked last winter). Breakfast adds £15+ pp, so your budget of $300 (£240) means under £200 for the room. Some Premier Inns are approaching that price for Saturday evenings in June to put it into context. There is broadly a correlation between nice areas/ expensive houses and hotel prices, so anywhere on the river or in expensive places such as Barnes and Hampstead will be more expensive.
In terms of areas, King’s Cross has been redeveloped I the past decade, so isn’t as seedy as it was. I am not a fan of Paddington. Areas such as Chiswick and Earl’s Court have good transport links. Not many areas have changed. Some of the eastern fringes of the city such as Shoreditch have become more gentrified and trendy. As with most areas, there are better parts than others.
Avoid Barnes at the moment. It’s a lovely area but Hammersmith Bridge is closed indefinitely for safety reasons which means the public transport in and out of Barnes is even worse than usual
I don't really know what you mean by "Great Breakfast" - do you want an American style pancakes, fried eggs, all the cereals, etc., or a Full English? As you were here before you'll know there's quite a difference...
I see your requirement for a village feel so my idea of a Staybridge suite in Stratford (at the Westfield Centre, adjacent to the 2012 Olympic park) is out. Their prices are decent, rooms large, cooking facilities and fridge and dishwasher, and American/English breakfast downstairs. Very good transport links into Central London, including the high speed Javelin trains into St Pancras, one stop.
I don't know of anything else that meets all your requirements.

Did you see Lola’s post showing that for the same price as Hampton Inn hotel room you could get an apartment in the Marlin serviced apartment building? I think she posted at the same time as you so maybe you didn’t see it.
We have looked at that Queen Street location, right between St. Paul’s and the river, near the pedestrian bridge across to the Tate Modern, and plan to book that for our next London trip. The Waterloo location would be good for visiting Kew, but it looks to be on a busier street.
With your budget you might like The Baileys on Gloucester Rd in South Kensington—right across from the Gloucester Rd tube station and a very nice area. I had a Deluxe Double that was quite spacious, very nicely appointed with a huge bathroom, desk, 2 chairs, coffee maker and refrigerator. I didn’t have breakfast this time but did in the past and it was good.
I walked by the Marlin Waterloo building on my way to the grocery. It certainly looks nice from the outside. Less than 5 minutes to Westminster Bridge, probably 8 minutes to Waterloo station, several bus lines, and a nearby grocery.
The room/apartments at the Marlin Waterloo look very nice in the photos—-I like the blue decor more than the red used at the Marlin Queen Street. But the latter is located on a short, small street (Queen Street) which appears to have little through traffic. Starting with the block just north of the Marlin Aparthotel, Queen Street is “pedestrianized” for 2 blocks, and has cafes and pubs with sidewalk seating and a nice low-key feel.
I have tried “walking” the area around the Marlin Waterloo, at least between there and the river path, and part of the route goes through an underpass under the railroad tracks, and the road seems very busy. But maybe I didn’t find the right path.
We've not stayed at the Marlin Waterloo, but we have stayed in this area by the IWM on all our London trips. And so we have walked by the Marlin (without realizing it) on any day that we were walking across the Thames or to the South Bank.It is a fine location and going under the railroad should not cause any concern.
There are some lovely mosaics based on William Blake's work under those railroad tracks, as documented on the Atlas Obscura website.
Look at the Richmond Premiere Inn on Mortlake. 20 minutes from there to Richmond The Quadrant. From there 25 tube ride into London.Unsure if they have triple rooms though.
Richmond is a lovely London neighborhood.
Still looking. I'm willing to spend more , but it's not easy to find consecutive nights in mid June.
Given the Platinum Jubilee probably not.
Did you look at the Marlin apartments? These are not dodgy owner rentals like VRBO, etc. can be; they are a “regular hotel” with reception desk, etc. but apartments instead of hotel rooms.
What are your actual dates? I am seeing Marlin Queen Street available at £285 for 4 nights smack in the middle of June. If that is too expensive, Marlin Empire Square (south of the river, near the Shard and Borough Market) is £234. These are members flexible rates, but it is free to join. If you do not care to join, non-members pay about £20 more, still a flexible booking ( can be canceled).
We stayed at the Megaro across from St. Pancras in the family room. The room was large, with a queen bed and two murphy style twin beds. Plenty of space, and the added convenience of being across the street from the station was nice. Also had a great breakfast! https://www.themegaro.co.uk/junior-suites
I'm looking at dates June 6-12.
I took a look at booking.com for something arriving on June 6 and departing on June 13. To find a place under 300 GBP per night, I had to remove my within-2-miles-of-center filter. That made a big difference. I retained filters for a/c, Wi-Fi, breakfast and refundability. I am not familiar with the non-central neighborhoods, so I can't make any recommendation to you.
Check out Templeton Place - we have stayed there before and have booked it again for the end of June. It is more like a serviced apartment with in room washer and dryer. It is 3 minutes from Earl’s Court tube on a very quiet street.
