I've narrowed down apartment rental choices - Looking for feedback - Please :)

I will be traveling with my adult niece to London this June. I have narrowed my apartment rental choices down to 6. I have my favorites but that is based more on the apartment and doesn't take into account neighborhood, transportation access, proximity to sights, etc. I'm hoping the all knowing travel community here will be able to give me their insight. Obviously the least I spend the better but it isn't just about the dollars. If I knew more about London, I would be better able to factor the cost of each vs what I am getting for the money.
I've included a few key points, price is in dollars. Most are within a few hundred dollars of one another, but there are 2 that are much less and the difference between the lowest and highest is significant, about $900. Should I go least expensive, shoot for the middle? Your feedback on the pros and cons of each will help me decide if I should spend the additional dollars or not.
I have used Google Earth to try and locate and peruse the neighborhoods.

I am very appreciative of the help of the people on this forum. Thank you in advance for your advice.

Farnum and Christ Agency
Grosvenor Waterside $2573 - lovely, modern building, balcony, a/c (which I'm worried I will need)

Parson's Green is quite a lot further out from the centre than your other choices, so you'll end up spending more on transport.

Most are in broadly the same area, apart from Clerkenwell, and none are in the tourist 'hotspots', so from that aspect, it's more or less what you like the look of. Broadly those areas are just fine, but if checking Google Earth, keep and eye out for large 'housing estates' nearby, as these tend to be higher crime areas, but generally in those areas, not too much to worry about.

We don't do AC in the UK, it's so rare that it gets that hot for any length of time, we just open a window. Not sure I'd pay too much attention to outside space, unless you're a smoker. It's just as likely to be raining, as super hot, and how much time are you going to spend in the apartment anyway with London on your doorstep.

The absolute killer feature for me, would be close proximity to a Tube station, as this is your ticket to the whole of London, in this respect Parson's Green, on the District line, a branch rather than the main District line, does go directly to Westminster. Branch is ok, just means not ALL District line trains will go there, and you might have to wait for the next train or two, maybe a 10-15min delay if you're unlucky, no big deal. You might have to change trains (not platforms) at Earl's Court, as not ALL District line trains go past Westminster, but even with the change, journey time is only 22mins. Getting anywhere on the Tube is super easy to be honest.

The Parson's Green flat looks nice, isn't the highest price, not too far away from the central hotspots, has outside space... it wins for me. A one week Zone 1-2 travel card is about £32 per person, and covers all buses and Tubes in all the hotspots.

From Parsons Green there are 6 trains an hour to 'City' (usually Whitechapel these days, sometimes Tower Hill) and 6 to Edgware Road. There is also the 22 bus along the Kings Road to Piccadilly Circus.

Maybe I'm missing something , but to determine the relative value of any place , how many nights will you be staying ?

Hi Steven,

Sorry, forgot to include how long I'm staying. I will be in London for my 55th birthday for 9 glorious nights in late June early July.

I think I am taking Battersea Reach off because the agency said it can be very warm inside.
