We will be taking the Best of Southern England followed by the Best of England tours this fall. We will need to change hotels in Bath between the 2 tours. My question is if anyone has stayed at Brooks Guesthouse or Henrietta house and if one is better than the other?
I have us booked at Brooks for 5 nights this coming Aug. Have never stayed but saw many great reviews. I know nothing about Henrietta.

I believe the Brooks Guesthouse is where we stayed for our BOE tour. It was okay. If I remember correctly we had a hard time with the door lock to our room. It was obviously broken and would not lock but management only shrugged their shoulders at.
I just went back and checked photos and yes that’s where we stayed. Not my favorite but it was 2017. Maybe things have improved.
I stayed at the Brooks Guesthouse on the Best of England tour in 2022. Also stayed there for 2 days pre tour. Lovely B&B. Nice staff, good breakfast, and walkable to all sites. Highly recommend.
We enjoyed the Brooks Guesthouse but it was in 2019. We thought the staff were kind and friendly. It's an easy walk to the Scallop Shell - one of our favorite restaurants.
I ‘ve stayed at Henrietta House (April ‘23) and I do not recommend it. The management had recently changed and the experience was not positive. They couldn’t be bothered to look for a luggage rack, so they claimed they didn’t have any. This turned out to be false. I give this example just because it was typical of their disinterest in caring for customers. Most of the people on my tour expressed disappointment in this hotel.

My sister stayed at Brooks and raves about it. She was on the Best of England tour. When I went on this tour they changed us to Henrietta House. I liked the location, but not the management. There were 2 reasons for this. 1. They had two tours arriving and made us both wait for their posted check in time in a small lobby which couldn't hold so many people and their luggage. When check-in time arrived it was madness. The staff didn't seem to know what they were doing and were not friendly. 2. My room was small, but adequate and I must be fair and say the bathroom was beautiful and large. However, the wooden slats on the windows had several missing slats and I had to dress in the bathroom as there were other buildings within viewing.
We've stayed at Brook's Guesthouse and would do so again. Nice staff, good breakfast, and one can walk to just about everything.
I'm with Carol now retired and Laurie Beth. My BOE hotel in 2017 (so, admittedly, quite a while ago) was the Brooks, and the only complaint I had was how long (nearly 40 minutes) it took to get breakfast (though the second morning was speedier).
My Southern England tour hotel was Henrietta House. It's in a great location and looks quite nice, but I didn't like it. The decorative cushion on the bed was super dusty and kind of ... "crusty" is the best word I can think of, and bits of the bathroom were absolutely filthy. I'm pretty sure that's where I got sick. As for the staff, I'd say they were at best disorganized and at worst irked by the presence of guests. Can't recommend.
I stayed at the Henrietta House on the southern England tour in 2022 and wasn’t impressed either. My complaints sound like the others who stayed there. Its most redeeming quality is the location. I would definitely look for another hotel.
I stayed at Brooks Guest House before my Best of England tour. Nice hotel, more like a B&B and would stay there again. My only concern is, there are lots of stairs going into the hotel and leaving the hotel with your luggage. That was a bit difficult.
We are on the BOE tour, 9/24/24, and have decided to stay at Brooks Guesthouse prior to the tour start at Henrietta House. Too many negatives about Henrietta House!
