Looking for cozy B&B Recommendations

Traveling to London for 3 nights 2/13-2/16. Would love to stay in a cozy B&B on outskirts of central London, but still accessible to train transit into and out of the city center (max 30-45 minute one way trip). We will be flying into Heathrow and do not plan to take taxis or rent a car.

When I say cozy I mean it's privately owned by a Grandma/Grandpa kind of sort who greets you at the door and wants to have a cup of tea with you around tea time.

This sounds like an @Claudia type of question.
Somewhere like Twickenham, Kingston upon Thames or Richmond sounds like your kind of thing.
All on direct bus routes from LHR, then on tube or rail routes into London.

When I was working on the World Cargo Centre at LHR I stayed at a nice place on a side street at Hounslow. No idea if it still exists, but there used to be a few such places there- it is on the Picc. Line from Heathrow and there are buses, although I usually drove in.

63 Bayswater ticks most of the boxes. Been staying there for years.

You should also check to see if Vancouver Studios Apartments are of interest. Many Forum members like the Cherry Court Hotel.
