Montreal accommodations-help me decide

I have narrowed down choices for accommodations in Montreal 10/15-20 this year. Love boutique style properties but they usually come with stairs to climb. I’m ok with stairs for one floor but not three. There is no guarantee of a first floor room. Also, close to public transport/metro is important to me as I’m not driving. Help me decide please.

There is the manor house in a quiet residential neighborhood with a huge room and near shops/restaurants/cafes with generous check in/out times. But there is no elevator. Auberge de la Fontaine

There is the somewhat typical American-type hotel, older property but updated rooms, includes a small fridge, near several metro stations, city view, forgiving check in/out times, in Old Montreal. Hotel St Denis

There is an apartment type hotel in downtown Montreal, suites with full kitchen, close to metro stations, modern looking, but pretty strict check in/out times, code entry, and no staff on site. It doesn’t mention an elevator and there was construction nearby in June.

As you know, the first one doesn't have an elevator. The other two are in major construction area that will be ongoing for some time. So as well as hotel daytime noise, sidewalks, roadways etc may have diversions.
To avoid the construction mess, consider Old Montreal or the Area around Square Victoria/Place d'armes. Also know most metro stations do not have elevators, but Victoria Square and Place d'armes stations do. Perhaps check out Mobility Montreal website for some help with hotels and city locations.

Mardee, I had read that TR and found some suggestions, most of which were over my budget. Thx for reminding me to call/email hotel manager direct to seek info.

Maria, yes - I do want to be near Old Montreal or at least close to public transportation.. thanks for the suggestion for Square Victoria/Place d'armes. I will check out that area now too.

This may not be of any help- but I have stayed in the Hotel Bonaventure Montréal many times and love it! Great location and has a super nice pool
