Vienna in December accomodation

Hi All,
My husband and I will be visiting Vienna for 6-7 days this December. It is part of a 5 week trip starting in Prague and ending in London (where we have family). Right now it looks like we will be in Vienna Dec 8-15th. I have been searching for accommodation and struggling to decide what the best area is. Given we are there in winter I want to make sure it is easy to get around the city and see the sights even if the weather isn’t great. Right now I’ve found an apartment hotel in the Alsergrund neighborhood ( Mondial) a hotel in Spittelberg area (K+K) and an apartment hotel (Adina) near the train station and Sweizergarten. It would be good to find a place that has laundry as this will be the 3rd week of our trip. Budget is 200€ per night. Any insight would be much appreciated. We are both in our mid 50’s and usually walk a lot during our travels.

By far the best location is the K+K Maria Theresa. You’ll be here for the Christmas Markets and that hotel is smack dab in the middle of the very best one. Spittelberg is a beautiful historic neighborhood of Vienna, unlike any other part of the city. My parents also always stay at this hotel, I’m very familiar with it and can vouch for it. The city center is walkable from this hotel.

The Mondial I don’t know, but I know the area. It’s a busy street in a student dominated neighborhood. A favorite expat hangout, the Beaver Brewing Company, is nearby as is the Altes AKH where there is another good Christmas market. Quick tram ride to the Ring.

The Adina is in a brand new building and the area lacks charm. A bit further out but a team is nearby.

I have been to the Adina three times in the past year. I really like it.

The hotel is fairly new. The people working there are terrific. It's fairly quiet.

Every room has a small, but full kitchen, plates, utensils, pots and pans, etc. Each room, and double check this, has it's own combo washer and dryer. It can't hold a lot but it does the job. They supply both dishwasher and washing machine soap tablets. The W/D is very quiet so you can throw a few things in every night. They also offer a buffet breakfast for an extra charge.

The area has been gentrified and is mostly hotels, office buildings with high tech companies and some apartment buildings.

The train station is a block away. Inside are shops and restaurants. There are also two supermarkets on the lower level and two smaller version with lots of prepared foods on the main floor.

The D tram is literally across the street from the hotel and will get you into the center of Vienna in 10 minutes. The S-Bahn is in the main part of the station itself. (About a seven minute walk from the hotel.)

I like this hotel. Since I travel full time, I need places where I can stay and rest. (And be able to do laundry without leaving my room.)

I haven't been there in December but I was there last November. It was fine and the heat worked well.

If you're looking for charm, this isn't it. But if you want a functional place where if you want to bring food back to eat, you have everything you need. If you don't feel like hand wasing laundry, your room has a W/D.

There's also an indoor pool.

Two weeks ago close friends of mine (as well as relations half a year ago) stayed in this apartment:
https://www.airbnb.com/h/vienna-best
It is ideal for two people, no children, no pets. In the meantime its host has been ranked among the top 1% of Airbnb.
(The historic TV set, which can be seen on the pictures of the living room, is just for deterring young people from booking, as my friends learned. If one really reads the full description then he will know that there is a modern flat screen TV set.)

Thanks for the great suggestions Emily, Frank 11 and wmt1. Emily, I was thinking that K+K was a great central location, but as it doesn’t have laundry I was looking further afield. Good point that the Mondial doesn’t seem like the best location and the Adina isn’t great for walking around the area. I found another airbnb in Leopoldstadt right near the Marienbrucke bridge that might work and I will definitely check out the airbnb suggested by wmt1 but we’ve been disappointed by the consistency of airbnb’s on our last trip so are a bit hesitant on this route.

... but we’ve been disappointed by the consistency of airbnb’s ...

I have not stayed myself in the apartment I recommended, but my sister has. She was surprised by the standard and had nothing to criticize about it. The hosts turned out to be very helpful giving a lot of hints for her stay. All this is reflected in the reviews about this apartment. (I have not read them all.)

Thanks for the elaboration wmt1 ;). The reviews for the recommended airbnb are definitely glowing and I will certainly consider it as a real option.
