Vienna: Anyone stayed at Schreiners Essen Und Wohnen in Neubau?

I'm an older, experienced female traveler, and have traveled alone to other parts of the world from time to time - I love staying out of the fray - this B&B in Neubau looks absolutely wonderful, peaceful and in a real neighborhood (not to mention very fair rates) - do you think this area is relatively safe to be walking in alone, mostly during the day? I would be walking to see and experience the neighborhood, while on my way to the center/museums, etc.
If I go to music events in the evening, I can always take a taxi back to the B&B if necessary.
I know things get blown out of proportion in the press, but recently there has been a marked increase in street crime in some areas and in Metro and train stations - I'm just asking your opinion. Please approach this from the perspective of an older female, (with common sense) - traveling and walking alone. Your recent personal experience of this neighborhood is what I am after.

Hi,

What is the closest U-Bahn station to you? Neubaugasse station? If it is that one, no problems day time. I travel in Vienna as a solo guy in his late 60s. I am familiar with that station as it is on Mariahilferstraße close to Neubaugasse.

There are police (Polizei) patrols in the train stations at Wien Hbf (the central station) and Westbahnhof., ie two man patrols. Being there for 13 nights in Wien in May/June, I never saw anything that was a cause for alarm. No one ever accosted or bothered me.

One more thing....the metro ie, U-Bahn stations, have cameras all over the place, all directions. There are signs indicating that..."videoüberwacht" ie, CCTV. There is a guy or two watching all rows TVs covering the station in the "Stationsaufsicht."

There is no problem regarding safety in Vienna's public transport, day or night. The biggest niusance are the pickpockets.

The closest U-bahn is the U6 at Burggasse-Stadthalle. But why would she even think about the U-bahn when the 49 Tram is right outside her door and goes right to the Ring?
