We'll be staying 3 days in Vienna in mid-December and are looking to rent an apartment. Are they any areas within Vienna 1 that are especially good or should be avoided? We're 4 late-40's people, if it matters.
Do you mean the First District? If so, this area is very small, so all locations are fine. This is also the most touristy area, therefore, the most expensive. If you don’t like noise, avoid the area known as the Bermuda Triangle as there are many bars there.

Best is to stay where you have close access to public transport. The 1st city borough is the historic center; in some parts you have to walk some minutes to get to the next tram or subway station.
Staying in one of the so called inner boroughs (3rd to 9th) is suitable as well.

Check on the left side "public transport" after having entered the address of a prospective apartment. So you can check easily how far the next stop is. (Don't trust Google maps regarding public transport.)
check out the Ruby-sofie, I just spent a week there. I walked about 3.5 blocks to the U-bahn, and 2 blocks to the Hundertwasserhaus and tram 1. It was an awesome hotel, rock and roll vibe, best breakfast in Vienna, etc. but not an apartment., nor in 1st, but check it out anyway.
Looks lovely, Shelly, but since there's four of us and we'd like to hang out together on our downtime, a hotel won't really work.

We've haven't stayed here yet, but Pension Sacher ( https://www.pension-sacher.at/en) could work for you. You would need to get two apartments, but they seem reasonably priced and are smack in the middle of everything.
We stayed at Aparthotel Adagio Vienna City in the first district. The closest Ubahn is a 5-6 minute walk away and there is a tram stop right outside the apartment hotel. Figlmuller restaurant is not that far away and it had the most amazing schnitzel.
