Hotel help in Vienna... Hotel Austria Wien, Hotel Josefshof , or Pensione Suzanne

Hi there again. I am so unfamiliar with Vienna and I am the 'travel agent' for me and my husband.

Can anyone chime in on which of any of these picks are a good or bad idea? Or if you would choose 1 over the others, and why?

(1) Hotel Josefshof am Rathaus Buchungsbestätigung. October. 5 nights.

829,60 €.
16-25m2 Room, Superior Wiener Elégance.
Pros: 4.6 on the Trip Advisor, similar price, gets consistent rave reviews for its breakfast. 24 reception.
Cons: No reviews on this forum yet, some recent complaints on Trip Advisor (4.6 overall). Room sizes vary quite a bit. Possibly the smallest room, but also possibly the largest room? Location possibly not as great as other 2 options below.

(2) Hotel Austria Wien. October. 5 nights.

910.00 €.

18-22 m2 Room, standard double room
Pros: Includes a breakfast, nice reputation & location on this forum. 4.6 on the Trip Advisor. 24 hour reception. Would be my 'no brainer' choice EXCEPT ....
Cons: Repairs to Roof & Facade happening during our stay makes Husband nervous. Husband works in construction. Feedback from this forum previously suggests that possibly these kinds of repairs wouldn't disrupt our stay too much, but, in my experience, there is always uncertainty when there are repairs.

(3) Pension Suzanne. Same dates.
€1085.00.

28m2 Room w/ King Bed, Superior' Room
Pros. Established reputation. Largest Bed. 4.6 on Trip Advisor but honestly, the negative reviews are over issues I consider de minimis like, the furniture being old. Pfft. Not a big deal for me.
Cons: No 24/7 reception. Location is hard to beat for what we want to see. Does not include a breakfast. Costliest of the 3.

Notes: There was a recent post on this forum with a lot of great hotel picks for a person's anniversary trip to Vienna, and I did look into those, including, but not limited to, the Indigo (IHG), and the Imperial Riding School Hotel (Mariott), and Hotel Motto, and some others, but all except the Indigo came in at a much higher price point than these 3 options, above. I wasn't excited about the Indigo based on its style. Maybe that's dumb of me to choose on personal taste/style but I suppose staying in surroundings one personally finds beautiful has some value. We also don't have any 'points' or 'status' that would militate in favor of choosing a chain.

While I made my living as a classical musician in New York City , I also have extensive experience in the building trades and I can't imagine any roofing work or other construction in progress after normal work hours , But , if you are interested you can consider this hotel . I've stayed here on eight separate visits , always for two weeks at a time , and will be back for two weeks in October . It's located in Leopoldstadt ( Second District ) , a short walk to Praterstern Bahnhof ( Rail Station ) The U1 and U2 metro lines take you to the center in ten minutes , or a fifteen or twenty minute walk if you are so inclined . Take a look at the website and ( book direct ) but look at the Tripadvisor rating ( #6 of 395 hotels in Vienna ) breakfast included , and take a room facing the courtyard . Quiet as a cemetery at night . The building is in pristine condition and is of some historical background having been the birthplace and childhood home of the great film composer , Max Steiner ( Casablanca , Gone with the Wind , among others .) @steven, very good advice. Vienna has so many good hotels, not all right in the center, though. A lot of people think they must stay in the 1st city borough because they have no car, assuming they have to walk all the time.
