Hallstatt - Heritage Hotel - Haus Seethauler

Has anyone stayed in Haus Seethauler (building 2 of Heritage Hotel Hallstatt) ?
I have been trying to reserve a room in Hallstatt for a week, have emailed directly to all the affordable small BnB's, Pensiones, etc, they are all are BOOKED. - I think I sent 12 emails altogether. My dates are September 9 and 10, departing on the 11th. (my dates are firm, I already have my air booked).
Pension Sarstein said they have "too many return guests that book long stays for September" (2018) - so they would not book me for only 2 nights (!!!) - anyway, moving on ........Hotel Greuner Baum offered me a small single room (no view, only a wall) for E151.00 - which is better than nothing, but then I found a double (for single use) with balcony and lakeview at Heritage Hotel (booking direct), in Haus Seethauler, for an excellent (lower) rate, including breakfast (@ Haus Kainz), the price is very good when comparing it to the online Booking sites, and it's quieter, being away from the dock (a good thing for me) - -- it does have stairs etc, but not a problem.
I have read a plethora of good, mediocre and a few bad reviews of all places concerned. This is about the LOCATION, for only 2 nights, and a decent room - I will be out of my room during the daytime anyway, but still want to enjoy the balcony and view in the mornings and evenings.
If you have stayed at Haus Seethauler - and understood what you were booking beforehand - I welcome your comments.

IF you don't get positive responses, we stayed at Gasthof Simony by Gruner Baum and had lovely balcony views of the lake. FYI

thanks much for the recommendation, Gasthof Simony was one of my first picks, but they are booked (already !!) -- for my dates. I tried all of Rick's recommendations and various EU BnB websites where you can email the property directly - no luck!
I may just keep the Seethauler reservation - its a great price, has a lakeview balcony and includes breakfast, after that I can go/do/eat dinner wherever I want. The room overlooks some other houses too, but I like that, gives the lake view more of a village feel.
I plan to eat at Simony for dinner - did you eat there? and have any other recommendations?
I know that this place is full of visitors (us included), so my strategy is to get out EARLY before the day tours arrive, to take some photos and visit the museum when it opens, early boat rental, etc. -- maybe walk further afield during the day (hike) - then enjoy the later afternoon and evening in town. Any insider tips are welcome -- thanks.

Go to TA and check their rentals, they have a larger base than RS site does.I have stayed at Gruner Baum,very good with view.

Thank you for that suggestion Mike. I used to wing it from time to time, and it was actually fun !! but I'm much older now and traveling alone, So i like to know I have a comfy bed waiting, with my name on it --- ;)

I'll just keep that hotel reservation for now, but I will contact the TI directly, from here, and see what turns up.

TA is Trip Advisor. He is not suggesting the TI nor is he suggesting you wait until you arrive. He is suggesting that there is more out there on other reputable sites.

My husband and I have stayed in Hallstatt numerous times over the past years and have stayed in several different places. The last two times we have stayed at the Holiday Apartment Kerschbaumer. You can find it on Hallstatt.net then go to Hotels & More. It has a lovely view of the lake. There are 3 bedrooms, kitchen area with table and chairs, balcony off a couple of the bedrooms. Very clean and has a washing machine. Breakfast is not provided but we would buy groceries since there is a fully equipment kitchen. Several times we ate breakfast at the bakery in town. You can’t beat the location and the price is 55 euros a person a night. I would stay there again. Hope you a marvelous trip.
